The Ritchie home is Seattle’s first certified passive house. (A certified passive house uses 90 percent less energy to heat and cool the home than standard built homes.) Sloan Ritchie says it cost 5 to 10 percent more to build, but as his wife says, “We lived in a town home for eight years, and paid $200 for electricity every month.
